Winter Springs town center adding condo component

Phase 1 construction features 41 luxury residences.

WINTER SPRINGS -- Residential living inside a town center.

That's the plan for Winter Springs, the latest Central Florida city getting ready to unveil a "centralized town center" and residents to its mix, thanks in part to Charleston, S.C.-based James Doran Co., a nationwide leader in the town center creation business.

At the heart of the town center is Doran's Isis Condominiums, situated inside the 63-acre, mixed-use development at the intersection of State Road 434 and Tuskawilla Road -- the only one of its kind in the area.

"I am thrilled to be part of a whole new concept for the Winter Springs area," says George Tullos, vice president of marketing and sales for James Doran Co. "We want to provide the residents of Isis and the community a place where life comes together and where they can be in the center of it all."

Condos drive project

Forty-one luxury condominiums are currently under development and make up Phase I of Isis. Tullos says a second phase consisting of an additional 312 condos will be housed in two, four-story buildings with a ground floor of retail shops.

The South building will include 193 units, and the North building will have 119. Both buildings will house one-bedroom studios from 704 square feet, two-bedroom units -- condominiums and town homes -- from 1,083 square feet and three-bedroom units from 1,413 square feet. There will also be 30 two-story town homes available.

Condos range in price from the low $200,000s for a studio to the mid-$500,000s for town homes. Isis is exclusively marketed by Coldwell Banker The Condo Store.

"We didn't plan for any residential condos when Phase I of the project began," Tullos says. "But residential makes good development sense and only strengthens our retail."

The company is about to begin construction on Phase I of the condos in the next two weeks, Tullos says. And a Phase 2 condo launch will be complete in mid to late December.

Phase I is sold out, with the exception of three units, which Tullos says may be sold out internally.

The big picture

Winter Springs Town Center Phase I already hosts a variety of tenants, including Publix, Wendy's, Subway, Marble Slab Creamery, H&R Block, Great Clips, State Farm Insurance, Barnie's Beans and others.

At buildout, the town center is slated to have 600,000 square feet of retail space and 400,000 square feet of office space.

The entire project could be completed by 2010, Tullos says.

Winter Springs Mayor John Bush says the town center and the condominiums are a project put together by the citizens of the city, but it is the James Doran Co. that "is bringing that vision to life."

"We want to see the density come alive around our town center," Bush says. "We were once a bedroom community, but this development is bringing this city to life, and the future residents will support it."
